    We will all share the living room, kitchen and bathroom 1. Property The Landlord rents to the Tenant one private room located at: Darwin Ct, San Jose, CA 95122 Tenant may also use shared common areas of the home, subject to house rules. 2. Lease Term This lease begins on __________________ and continues for a fixed term of 12 months, ending on __________________, unless terminated earlier according to this Agreement or applicable law. 3. Rent Tenant agrees to pay rent in the amount of $800 per month. Rent is due on the 1st day of each month. Payment shall be made by method agreed upon by Landlord and Tenant. 4. Security Deposit Tenant shall pay a security deposit of $800 before moving in. The deposit may be used for unpaid rent, damages beyond normal wear and tear, cleaning costs, or other lawful charges. Any remaining balance will be returned according to California law after move-out. 5. Utilities Utilities are included in the rent. 6. Late Fee If rent is not paid when due, Tenant agrees to pay a $50 late fee. 7. Occupancy Only the Tenant listed in this Agreement may occupy the room unless Landlord gives prior written permission. 8. Pets No pets are allowed on the property. 9. Smoking No smoking is allowed inside the house. 10. Maintenance and Cleanliness Tenant agrees to: Keep the rented room clean and sanitary Respect shared spaces Dispose of trash properly Report maintenance issues promptly Avoid damaging the property 11. Quiet Enjoyment / Conduct Tenant agrees not to disturb neighbors or other occupants and to comply with reasonable house rules. 12. Subletting / Assignment Tenant may not sublet or assign this lease without Landlord's written permission. 13. Termination / Move-Out At the end of the lease term, Tenant shall vacate the premises unless both parties agree in writing to renew or extend the lease. 14. Governing Law This Agreement shall be governed by the laws of the State of California. 15. Entire Agreement This document contains the full agreement between Landlord and Tenant. Any changes must be in writing and signed by both parties.
