    Please read in its entirety. Single family home in Tracy with a large backyard for rent $2895 per month. Ready to move in. Master bedroom with attached full bath, two good sized bed rooms, another full bath, living room with fireplace, separate dining area, laundry, and two car garage. A smart choice to avoid pricey bay area homes. If all conditions such as credit requirements are not met, then two months deposit is required. One year minimum lease is also required, although prefer a longer lease term. Please note the following: (a) Credit score of 720 and above is preferred for me to manage my risk. Not denying for lower credit scores as long as it is reasonably explained especially the sections on defaults and on-time payments if applicable. (b) Credit and background check will be done for each occupant over 18 yrs of age. Subleasing is not allowed. (c) "Rent to own" is an option to consider, and I might consider offering an interest rate little lower than current bank rates, if my risks are well managed. Good down payment would apply. Depending on terms, rent would be different and a small portion would be credited towards future purchase. Please familiarize yourself with risks/rewards and understand whether "rent to own" option is good for you. It is not for everyone and certainly not for those who have problem managing their finances. (d) Might consider section 8 Voucher if required legwork is promptly done. (e) Investors please excuse. It is not a distressed property by any standards. 1. Renter pays for all utilities and lawn care 2. No smoking inside the house and absolutely no drugs anywhere inside or outside on property premises. 3. No guests to stay for longer than 3 weeks without written permission. 4. Everyone above the age of 18 must sign a lease and complete a credit and background check. 5.. No subleasing allowed and no illegal activities allowed on the premises. 6. Renters must obey local laws and must respect neighborhood peace
