Our property overlooks the Breitenbush River, the Detroit Marina and great mountain views year round. This is a desirable and exclusive piece of property at the end of 1st W which is a dead-end road property. It’s very nice and private. The possibilities are endless !! You could build your dream home, a barn combo, modular home, tiny home or do a RV set up. It’s a short walk to the stores, marinas, hiking trails and more. You drive to the end of 1st W and there is 2 lots that we own at the end. One goes to the left which is the upper view lot I would call it. The other one dips down the hill a little bit and dead ends. That is the lower lot. Both properties are sold as one. The upper lot has the septic tank, the leach lines run over the hill and down towards the lower lot. The waterline is on the lower lot. We had the property set up for our 45 foot diesel pusher on the upper lot with power, water and septic. The septic tank has been completely pumped but I have not had the leech lines scoped since the heart of the canyon fire. The tank appears to be undamaged to my eye. I believe the tank is a 500 gallon tank and it is steel. The waterline has been restored. The water bill was approximately $60.00 a month for 3000 gallons prior to the fire. I do not know what the bill would be today. We had a 200 amp service power on a pole completely waterproofed prior to the fire. It’s gone now. To restore power you would have to pull a permit through the city of Salem which I believe is around $100.00. Then you would hire an electric company to set up a power pole with a 150 to 200 amp service on it. Once they have installed the power pole and the electrical panel you would call CPI electric company and they will send their guys up to hook up the main power to that box. At that point the minimum bill is roughly $24.50 a month to have the service on all the time. The properties have been fully cleaned off and are ready to sell. Both lots can only be sold as one. Don’t let this opportunity pass you by ! We have opened escrow at Ticor Title and are ready to look at any reasonable offer presented to us. We own both titled properties out right. We hold the deeds. We are only selling because we’re going a different direction. On 8/18/21 a 10,454 square-foot lot 4 properties away from us on 1st W just sold and closed for $299K. It’s a nice piece of property that sold but we have privacy at the end of the road on 1st W, the only detroit Marina views, breitenbush arm views, Detroit lake views and mountain views. Ours is a bigger square footage lot with extras. When viewing the pictures some are before the Detroit Canyon fire and some are after. The pictures of the motorhome and service power pole are pre-fire to the property. We did have a survey done in the summer of 2019. We do own a chunk of the hillside on the upper view lot in between us and our neighbor at 125 1st St. W. if you chose to takeoff some of that big hillside to have a bigger landing on the upper view lot.
