As you look out your bedroom windows you'll be surrounded by a green canopy of mature oaks, walnuts, and even a coastal redwood. Your second-floor room features two huge windows, a queen sized bed, a large closet, warm lighting, a work station and cabinetry, and a 40" smart TV. Enjoy two shared baths, a huge, newly remodeled kitchen with two separate sinks, a truly massive great room, hardwood floors throughout, and a shared, secluded backyard. This fully furnished room is the largest in our lovely Victorian by the lake. Our home is the rare Victorian (which got Julia Morgan upgrade in 1912) with huge windows and a large yard with mature oak and redwood trees. Enjoy original stained glass and hardwood floors with modern touches such as updated lighting fixtures and a huge, newly remodeled kitchen with two separate sink areas to ease congestion. You'll have access to a shared backyard and patio, side yard, a large kitchen with two separate kitchen sinks, and a sun-filled great room. You will have your own, private locked bedroom on the second floor, and you will share a half bath on the first floor and a full bath on the second floor with two other rooms (or not if you rent all three!). I live in this space as well (I have my own bathroom), along with my sweet dog. You will share a truly ginormous great room, a kitchen with two separate sink areas, a secluded backyard with grill and picnic tables, pretty little patio, and a side yard. I have two other rooms available (both of them cheaper). I am social but I will follow your lead. I run a brewery and I live on site. I am happy to provide a recommendation or troubleshoot your transit needs at any time! Other things to note Your room comes with it's own individual key, and you will get your own individual door code. House Rules Access, Security & Safety Lock the driveway gate at night. You'll receive a unique, time-bound keypad code and room key. Do not share them. Keep all exterior doors closed and locked at all times (to prevent theft and keep dogs inside). Each bedroom has its own lock. Do not enter other private rooms. Maximum one occupant per room. Longer or more frequent hosting is subject to the approval of the owner and may incur additional utility costs. Guests are responsible for their visitors, who may not remain if the guest is absent. Notify the house thread if hosting. If you are hosting someone for longer stretches, we may have to increase your utility contribution. No smoking, vaping, candles, incense, or open flames (except stove and grill). Do not remove smoke detector batteries. State law prohibits storage of gasoline, solvents, or combustibles. Owners may enter a room in an emergency or when they reasonably believe one exists. Approved common areas: great room, kitchen, side patio, back patio, and laundry. Do not leave personal items there. Renter's insurance is strongly encouraged. Leave the front porch light on at all times. Parking Off-street parking is not included. Assigned parking may be rented for $250/month. Only use your assigned spot. Never block driveways. If double parking, leave contact info on your windshield. Bathrooms Clear hair traps after each shower; use the drain snake under the kitchen sink if needed. Wipe down sinks, tubs, and floors after use. Replace toilet paper when it runs out (extra in basement). Only store items in your designated bathroom shelf/drawer. Towels must be kept in your room. Supply your own toiletries (starter set provided). Bathrooms are shared with the owner and other guests. Kitchen Wash dishes and wipe down prep/eating areas immediately after use. Unload dishwasher/drying rack when needed. Do not leave any food or dirty plates in the sink. Food scraps can go into the compost or down the disposal. Empty the mesh trap in the non-disposal sink. Run the stove fan and open windows when using the gas. Replace paper towels (extra in basement). Put dirty kitchen linens in the laundry hamper. Guests provide their own food (starter oil, vinegar, spices, coffee provided). Store food only in labeled, designated shelves/drawers. Label fridge items with name + date. Guests may use appliances and kitchenware; broken items must be replaced. Kitchen is shared with owner and other guests. Rubbish & Cleaning Keep the house clean, sanitary, odor-free, and hazard-free. Guests pay a one-time move-out cleaning fee (as of Aug 2025: $210). Guests also pay a monthly common area cleaning fee (as of Aug 2025: $60/person). Fee is waived if a turnover happens that month. Additional room cleaning can be arranged for a fee. Cleaning supplies are communal. Laundry & Linens Guests launder their own linens and towels with their own detergent. Place used hand towels, dish towels, and cleaning cloths in the mudroom hamper (owner launders). Do not leave laundry unattended. If you do, others may place it in the provided hamper to free the machines. Do not remove others' laundry from the laundry room. Plants Some bedrooms include plants. If you don't want to water them, notify the owner; plants will be moved or maintained by the owner. Common-area plants are maintained by the owner. General Rules & Etiquette Request stay extensions as early as possible (ideally 35+ days before end of stay). Do not paint, decorate, or bring in unapproved furniture. Guests are liable for damage beyond normal wear. No barbecues indoors. No belongings (bikes, furniture, equipment, etc.) in halls, stairways, or common areas unless in approved storage. Pets, musical instruments, and liquid-filled furniture are prohibited unless expressly approved in writing. Liquid-filled furniture is never allowed. Quiet hours: 10 pm 7 am. Use headphones for calls, music, and media in common areas. No speakerphone use. Be mindful of others: limit shower time, water use, and overall noise. Legal & Occupancy Owners live on-site. Because the kitchen and bathrooms are shared, this rental is not subject to Oakland eviction protections. Owners may recover rooms for their own or family use and may terminate stays at their discretion. You must provide at least 30 days notice to end your lease. If you fail to provide 30 days you will be charged rent for 30 days starting on the date you provide notice. Utilities (internet, trash, recycling, compost, electricity, gas, water) & common expenses (gardening services, common area cleaning services paper towels, toilet paper, trash bags, etx) are split. Minimum lease term is 30 days, and we require 30 days notice to terminate the lease.
