TERM Tenant agrees to vacate the Premises upon termination of the lease unless the lease is renewed or extended in writing by both parties. 60 days notice required from Tenant and Landlord if lease will not be renewed. 3. RENT Tenant agrees to pay Landlord a monthly rent of $4,250.00, due on the first day of each month. Rent shall be paid via bank transfer, Venmo, Zelle, or PayPal. Late payments are subject to a fee of $50 if not received within 5 days of the due date. 4. SECURITY DEPOSIT Tenant shall pay a security deposit of $4,250, due prior to move-in. The deposit shall be held to cover damages beyond normal wear and tear and will be refunded within 30 days of lease termination, less any deductions. 5. UTILITIES Tenant shall be responsible for the following utilities: Electricity, water, oil, internet. 6. OCCUPANTS Only approved occupants shall reside in the Premises. No additional occupants may reside in the Premises without Landlord's written consent. 7. PET POLICY No more than 2 Pets (dogs and/or cats) are allowed. No other animals permitted without landlord written approval. No monthly pet rent. 8. MAINTENANCE & REPAIRS Tenant shall maintain the Premises in a clean and habitable condition. Tenant shall promptly notify Landlord of any necessary repairs. Landlord shall be responsible for major repairs not caused by Tenant's negligence. 9. INSURANCE Tenant is required to obtain renter's insurance with a minimum coverage of $100,000 in liability and $50,000 in personal property coverage. Tenant must provide proof of insurance before move-in and maintain coverage throughout the lease term. The policy must list the Landlord as an additional insured. Failure to maintain insurance may be considered a lease violation. 10. USE OF PREMISES Tenant shall use the Premises exclusively for residential purposes and shall not engage in any illegal activities. 11. RIGHT OF ENTRY Landlord may enter the Premises with 24-hour notice for inspections, repairs, or showings, except in cases of emergency. 12. DEFAULT & EVICTION Failure to pay rent, maintain the Premises, or comply with lease terms may result in eviction proceedings. Tenant shall be responsible for all legal fees associated with eviction. 13. EARLY TERMINATION Early lease termination requires 60 days' notice and may be subject to a termination fee of $3000 unless otherwise agreed in writing.
