    2 BD/2 BA, 900 square ft, with a large private terrace and lots of extras - $3650 Welcome to your new home! This large 2-bedroom apartment with 2 full baths has all the extras. Located near 15th and Harvard St, this apartment is near the Columbia Heights metro and also within walking distance of Adams Morgan and Mount Pleasant. Steps away from the 16th street bus and 1.5 miles straight down 16th Street to K Street. Spend the afternoons at Meridian Hill Park a few blocks away. NOTE: We strongly prefer a 23-month lease. After that, the lease will renew in 1-year terms. About the space: This corner unit is southwest facing, getting ample sunlight all day long. The apartment has 10-foot ceilings throughout and plenty of windows, making it feel even larger than 900 square feet (indoors). The open plan living room has large sliding glass doors, opening onto the large 200 square foot private terrace. The windows in the living room have electric, remote controlled custom blinds. The open kitchen features a new fridge (2020), a new microwave that doubles as an electric convection oven (2019), a gas oven and stove top, and a dishwasher. The large primary bedroom can fit a king bed and has a walk-in closet with custom Elfa shelving. The primary bathroom has a large walk-in shower and extra storage cabinets. The second bedroom has windows on two sides and is ideal for an office, nursery, or twin (note: this room is small and will be difficult to fit a queen bed; it is best suited for a twin bed. The second bedroom has french doors that open into the living room). The second bathroom has a bathtub and new tiles. Both bathrooms were updated in 2019. Unit is in a boutique condo building with friendly neighbors. Brand new central AC (new HVAC in 2021), gas heat, in-unit washer and dryer. Pets will be considered. About pets: There is a limit of two pets per unit (condo building rules). Refundable pet deposit is $500 per pet. There is no monthly pet fee. Pets must meet condo building requirements (no aggressive breeds or very large animals, and pets must be properly leashed and vaccinated). Pets must be quiet; there are neighbors on one side and above (not below). Small pets, such as cats, cannot go outside on the terrace without supervision because they can slide through the railing and climb onto neighbor's property. About parking: Parking is not included however it is easy to rent a space in the alley behind the building. In the past, we have easily found spaces for $100-$250 per month on Craigslist. Street parking is available but it is zoned (your car will need a DC license plate and zoning sticker to park for more than two hours on weekdays). About the lease terms: Rent is $3650 per month, 23-month minimum. We strongly prefer a lease that runs through May, June or July 2028 with an option to renew on a 12-month cycle after that. The unit is available for lease renewal indefinitely and longer term arrangements are preferred. Rent includes hot water, trash and sewer. All applicants will be carefully screened by SmartMove (credit score, background check, income verification, etc.). Please note - you do NOT have to fill out a Zillow application to be considered. Final applicants will have to complete a SmartMove application (incurs a $48 fee per applicant, paid to SmartMove). Virtual and in-person tours are available. Notes about the apartment: Unit is one floor above ground. There are stairs to get into the building, and there is no elevator. Unit is located above the small building garage. Bike storage is available but limited. This is a boutique condo building with 14 units total. The building used to be two row houses that were converted into all new condos in 2004. About the landlords: This condo is personally and carefully managed by the unit owners, not a management company. We handle all maintenance requests ourselves, and live nearby. Additional information about costs and fees: The refundable security deposit is $3650, due at signing. There is a $700 non-refundable move-in fee, also due at signing. The SmartMove application fee is $48 per person. All adults living in the home must complete the application. The refundable pet deposit is $500 per pet. The minimum income requirement is $131,000 gross per year, as a combined income for all tenants. A pre-recorded video tour is available. Please message me and I will send it to you.
