Lease Length: -Minimum lease term of 1 month (30 days). -Option to extend on a month-to-month basis with mutual agreement. Rent & Payments: -First month's rent and any deposits are due at lease signing. -Ongoing rent due monthly in advance on the agreed-upon due date. Furnishings: -Home is rented fully furnished, including furniture, kitchen essentials, and basic housewares. -Renter agrees to use all furnishings responsibly and keep them in good condition. Utilities: -Owner covers partial standard utilities -Any unusual or excessive utility usage may be reviewed and discussed with renter. Damage & Liability: -Renter is fully liable for any damage caused by renter, renter's guests, or pets, including damage to: furniture and furnishings; appliances and fixtures; walls, floors, and doors -Costs for repair or replacement may be billed directly to the renter and/or deducted from any security deposit (if applicable). Routine Maintenance & Repairs: - Owner Responsibilities include normal wear-and-tear maintenance and repairs (HVAC, plumbing, electrical, appliances, structural issues, etc.) and exterior/yard maintenance as applicable. Renter Responsibilities: -Keep the home reasonably clean and sanitary. -Perform simple day-to-day tasks such as taking out trash, wiping spills, and promptly reporting leaks, malfunctions, or safety issues. -Replace minor items within the unit if they break due to renter misuse (e.g., broken dishes, damaged decor). -Renter agrees to promptly notify owner of any maintenance issues so they can be addressed before causing further damage. House Rules: -Renter agrees to follow all house rules applied by owner -No illegal activity, excessive noise, or disturbances to neighbors.
