UPDATE: We're getting closer to being ready for photos! As soon as we finish a few more things, we will post a photo update here. Meanwhile, here is our information: Our home is an 80-acre Farm in Southeast Colorado, approx. 2 hrs south of Denver and 1 hr south of either Pueblo or Ft. Carson. It is listed as a 3 bedroom, but could easily be a 3 bedroom plus Home Office, because of a couple bonus room, which has the only remaining original hardwood floor. Our 80 acres is unique because we have 2 adjudicated wells on our property that are grandfathered in. One is a domestic well that can pump 50 GPM, and the other is one of only a few irrigation wells like it left here in the Valley. Irrigation Wells are highly sought after because you can irrigate crops, hay or water animals with them. If you are interested in growing Industrial Hemp, our well should be able to handle that as well. Water is key in Colorado, so if you are looking to farm anything, ours might be the place for you. The recently remodeled and updated 1642 sf Ranch-style home now has tile floors throughout, lots of natural light, an Open Concept, Eat-In kitchen with an 4' x 8' island, butcher block counters and a stainless steel backsplash. The largest of the 2 bathrooms has a 6' long Jacuzzi jetted tub and custom tile surround. Our huge metal, 1250sf Shop Building was actually built to house at least 2 vehicles and a huge workshop, as well as a little office. The high ceiling space in there is amazing (room to build a loft if you want) and the LED shop lighting ensures that you will have plenty of bright light to work in year round. There are high ceilings in the house as well, and some also have crown molding. There is a wood stove in the house that we use for heat most of the time and another older one set up in the shop to help take the chill off in that building as well. The charming ranch house could easily provide a total of 2167 sf, if you were to finish off the 525 sf basement space. There is also a relatively new 22' x 20' barn for the animals or hay storage. Nearly all 80-acres is already fenced for your cattle, llamas and goats. Plenty of space for parking and the spacious backyard is ideally fenced to keep the kids and pets safe while playing and during your BBQs. The house sits right at Road D, so school buses stop right at the house. There is a circle drive and UPS, FEDEX and USPS come into the driveway for deliveries. We'll have some nice photos up SOON showing the new paint, trim and some other improvements we've made. Don't worry, plenty of projects left for you to do if you want - potential for a greenhouse or she-shed and another older building (a bit smaller) for your chicken coop. We're moving out of state, so we are very motivated for a quick Cash or Conventional Financing sale of our Farm, as-is, before gas prices get too high! Because of this, we cannot entertain any lease to-own, seller financing or contingency sales, where you must sell your house first before buying this one. The upside to that is you can move-in quickly once the deal is complete! Save this property and keep checking back for updates. For more information, email finefeathers4me@gmail.com or text Gary at 719 468-3943, and we will add you to our interested buyers waiting list. Don't forget to save this listing, and thank you for your interest!
