Tub with shower rod allows for your own curtain installation and personal touch. Natural Gas stove and hot water. Oil heating. There is a fireplace however it is cosmetic only. Also provided is an adequate lockable storage closet, as well as some "quick access" shelving in the clean walk-out basement (this is not added to the square footage estimate). Available now. Beyond this, your "would be home" is within walking distance (12 blocks approximately 1/2 mile) to the Wollaston "T" Station, but a short 1 to 2 blocks from the 211 or 217 bus route to Quincy Center Station, Wollaston Station and Ashmont Station providing plenty of options for ease of personal transportation to just about anywhere. We ask that you be sensitive to the other occupants safety and privacy. There is a 30 minute window per appointment. If you are going to be late please let us know. If you are a "no show" for an appointment it rescheduled once. Two missed appointments and you will not be considered for the rental. The interview begins with the first contact, so we ask that you please be mindful and respectful of this process. Must have good credit history and solid references. No smoking or vaping of any kind . No pets of any kind No subletting. Tenant pays all utilities. Gas Oil, electric and cable. The only exception is water and sewer which the management pays. Month to month lease is preferred., Management provides lawn care, snow removal and salting of the property. In addition, shovels and salt is provided on the porch in winter months for everyone's use and convenience during and between snow storms or potential icing events if so needed to maintain safety and access. Tenants are responsible for clearing their own vehicles and any dedicated areas. On-street parking is available, however a City Permit is required and can be completed on-line. Off street parking is available and allowed ONLY during Snow Emergencies. In all other cases, the driveway is only for the use of the First Floor Tenant. No satellite dishes allowed. First, Last and security deposit are required. Note: Be sure to read rental agreements. Some rental contracts state that tenants are responsible for repairs of fixtures and appliance failures. Our rental agreements states that we repair our equipment that we provide in this unit due to Normal service. However, we reserve the right to charge our tenants for abnormal usage and or abuses which is typical language in a rental contract. Utility costs are dependent on usage but heating is the greatest and typically can run $150.00 per month or more depending on various factors such as set point fuel costs and living habits. With the turmoil in Russia, these costs have sky-rocketed, However, the heating system is professionally maintained annually and carries a 24 Hour Emergency Service Contract with a well known local provider. Oil must be of a consistent quality and therefore purchased thru this firm to remain in compliance (ask us how). We recommend our tenants obtain Renters Insurance. We welcome everyone to apply but good credit history is a must.
