No smoking or drugs allowed on property No pets at this time but started a waitlist for folks with one approved smaller dog if we change our policy on pets (pet fee will be $500 and deposit will increase to $2500 assuming tenants qualify without conditions.) We are small landlords (less than 4 properties) - see Human Rights Commission for information on companion/Support animals and small landlords. This house is available for viewing. Updated pictures coming as interiors are being updated. The home has a new furnace and A/C unit and new flooring installed. Tenants will be expected to keep up with yard maintenance. Rental Criteria: What to Expect We offer applications to everyone who inquires about the rental. We review COMPLETE applications, in the order in which they are received. No portion of your screening charge will be refunded once the screening process has begun. If we are unable to verify any information provided within 5 business days, your application will be denied. The premises shall be used only as a dwelling unit. This is a NON-smoking unit. No smoking is allowed on the property unless otherwise specified. This is a drug free rental. No drugs may be used, consumed, stored or manufactured at this property. Renter's Insurance will be required and verified. We are currently not accepting any pets on our property - we are small landlords (as defined by 4 or less properties). Please refer to the Human Rights Commission for more information about small landlords if you have companion/support animals. Application Process Each adult, 18 years or older, who will occupy a dwelling unit MUST complete a rental application. No subleasing. All information provided MUST BE VERIFIABLE. Once the application is approved, applicant will be required to pay a reservation deposit equal to 25% of the rent on the dwelling unit and to complete a reservation deposit form within 24 hours. (Rent will begin no later than the 10 days from approval date.) The property cannot be held for your occupancy until the reservation deposit has been paid and the reservation form completed. First month's rent (1 full month) and security deposit is due upon move-in (payable in cashier's check or money order only. No personal checks please). Identification Required Two (2) pieces of CURRENT identification are REQUIRED. One must have a photograph. A current address, phone number, social security number and birth date are required for each adult applicant. Full name and birth date are required for each minor who will occupy the dwelling unit. Credit History/Public Records Applicant's credit reports should show a history of responsible credit use. Collections, judgments, bankruptcies will be review in light of overall credit worthiness. Evictions or tenant related judgments will be reviewed in light of overall tenant worthiness. Housing References Applicants must provide us with the last 5 years of rental history, along with landlord names, phone, and email addresses. Please make sure application does not show any gaps in dates between addresses. We reserve the right to deny an application if, after making good faith effort, we are unable to verify prior rental history. Income/Resources Self-employed applicants must provide three years of Federal income tax returns and current year profit and loss statements. All income sources must be verifiable. If employed, you must provide a three month's worth of recent paystubs if your income is stable from month to month. 12 months of paystubs if income has significant variance from month to month and/or show you have significant savings (at least 6x the monthly rent) Stability of income sources and amount of income for the past five (5) years will be considered. The household combined net income must be two and a half (2.5) times the amount of the rent - debt to income ratio will be considered as well. Criminal Record We check local and National criminal records Falsification or omission of criminal records will cause your application to be denied. Arrest and conviction records will not automatically eliminate applicants from consideration. All such records will be reviewed in light of overall tenant worthiness. Incomplete, Inaccurate or Falsified Information Any information that is incomplete, illegible, inaccurate or falsified may be grounds for denying applications, or termination of a rental agreement upon discovery of falsified information. Screening Process We determine, based on the application, whether the applicant meets our screening guidelines. We verify income and resources. We check with current and previous landlords. Based on your screening reports we may ask for a [screened] cosigner who is a property owner and/or higher deposit and/or higher rent. Holiday Special: IF application is accepted and signed lease and all relevant paperwork by Dec 24th, last month's rent will be free. Lease will start January 1st but all deposits and first month's rent will be due Dec 24th or before. Rent includes sewer (a value of $42/month in the Clark County area). No smoking No Pets. We are small landlords (less than 3 rental units). Please refer to the Human Rights Commission (of Washington) regarding companion and support animals. Park in garage or driveway.
