YARD MAINTENANCE: The Tenant will be fully responsible for maintaining the yard. If the yard is not maintained, an additional charge of $75 per month will be imposed for professional yard maintenance. 3. PETS: Pets can be allowed on the Premises with the prior written consent of the Landlord. If allowed, pets will require an additional pet deposit and/or additional monthly pet rent. 4. SMOKING: No smoking is allowed on the premises. Any violation of this term will result in a $200 cleaning fee deducted from the security deposit. 5. UTILITIES: Unless otherwise provided in this Lease, the Tenant will be responsible for all utilities and services for the Premises. 6. LATE RENT: Any rent payment not received by the 5th of each month shall be considered late and may incur a late fee of $25 and $5 per day after the 8th of each month. 7. LEASE TERMINATION: Should the Tenant wish to terminate the lease early, they must provide at least 45 days' notice and may be required to pay a fee equivalent to three month's rent. 8. RENEWAL TERMS: The lease can be renewed at the end of the term on a six month minimum basis with the same terms and conditions, subject to a rent increase, if any, as determined by the Landlord.
