Owners reside in the main house on the property and are available if needed while still offering privacy and space for tenants. Located just 30 minutes from Zion National Park, 15 minutes from Sand Hollow State Park, and close to many other outdoor recreation areas, this casita is perfectly positioned for nature lovers and adventure seekers. It's also only a short drive to quaint downtown Hurricane, where you'll find local shops, cafes, and community events. Horse stall also available for rent on the property. *Get $100 off the first month's rent if you sign by the end of February! 1. Lease Length & Payments -Minimum 6-month lease required. -Last month's rent due at lease signing. -Monthly rent due on the first day of each month. ($100 late fee after that) 2. Utilities -Utilities included in monthly rent. -Wi-Fi/internet is provided by tenant. -Garbage/recycling handled according to the property schedule. 3. Occupancy -Maximum occupancy: 2 adults. -No more than 2 overnight guests without written approval for no more that 3 consecutive days. -No subletting, Airbnb, or short-term rentals. 4. Smoking, Vaping & Substances -No smoking of any kind, including vaping or marijuana, inside the casita or anywhere on the property. 5. Pets -Only one small pet allowed (e.g., under 20 25 lbs) with an additional pet fee and cleaning fee. -Pet must be house-trained and non-aggressive. -Tenant responsible for any pet-related damage and all waste removal. -Excessive barking or disturbance is not permitted. -Renter's insurance with pet liability coverage may be required. 6. Parking -Parking available for 1-2 cars in the designated area. -No parking on landscaping or blocking access to owners' driveway. 7. Maintenance & Repairs -Tenant is responsible for maintaining the area immediately outside the casita (sweeping patio, keeping space tidy). -Owners handle all yardwork and landscaping. -Tenant responsible for basic upkeep such as: Replacing light bulbs Replacing air filters (if applicable) Keeping drains free of excessive hair/debris Tenant must notify owner immediately of any maintenance issues, leaks, or larger repairs needed. No alterations or improvements (painting, shelves, hanging TVs) without written consent. 8. Quiet Hours & Respectful Use -Quiet hours: 8 PM to 10 AM. -Because the casita is close to the main home, tenants agree to maintain a respectful noise level at all times. -No disruptive behavior, loud parties, or amplified music outdoors. 9. Shared Property Use Tenants may use: Yard to the side of the Casita Driveway to the Casita (please drive 5mph once on property as children may be outside) Restricted areas: storage sheds (unless renting storage bay for additional fee), barn, owner's backyard, animal areas 10. Safety & Security -No space heaters or open-flame candles without permission. -No storing hazardous or flammable materials. -Owners may enter the unit for repairs or emergencies with required notice (usually 24 hours; state laws apply). -Any outdoor security cameras on the property will be disclosed to tenants. 11. Move-Out Requirements -Unit must be returned in clean condition, minus normal wear and tear. -Professional carpet/house cleaning may be required. -Tenant responsible for patching/repairing damage from hanging items. -All keys must be returned. -Any pet-related odor or damage may result in additional cleaning or repair fees.
