Water and sewer utilities shall be shared between the ADU tenant(s) and the main house tenant(s), and divided proportionally based on the number of occupants in each household. Tenant agrees to maintain the exterior premises surrounding the unit in a clean and sanitary condition at all times, including proper disposal of trash and avoidance of food or debris accumulation. Tenant may be held responsible for costs associated with pest control services if an infestation is determined to have resulted from the tenant's failure to maintain cleanliness of the premises. Tenant shall promptly notify Landlord of any leaks, plumbing issues, water intrusion, mold concerns, or maintenance problems affecting the property. Tenant acknowledges that the premises is an accessory dwelling unit (ADU) located on a shared residential property. Pet Policy Tenant is permitted to keep a maximum of one (1) small pet weighing no more than fifteen (15) pounds, subject to Landlord approval. Tenant shall be responsible for any damage caused by the pet to the property or premises.
