PROPERTY DESCRIPTION: Located close to the heart of Oak Grove and with easy access to McLoughlin Blvd/99E, this Milwaukie 8 plex features large shared parking lot with 2 spaces for each unit, on-site coin operated laundry room and a large grass common area. This single level apartment features living room with laminate wood floors, kitchen with door to the back patio, and 1 bedroom with walk-in closet and access to the 1 full bath. The unit has electric heat. Appliances included are range and refrigerator. Basic garbage & recycling and landscaping are included in the rent. Tenant is responsible for all other utilities. Rent: $995.00 per month. Minimum gross household income: $2,985.00 per month (3 times monthly rent). TERMS: This property is located OUTSIDE Portland city limits and is not subject to the FAIR Ordinance. All occupants 18 years of age and older will be financially responsible. Minimum gross household income must be at least 3 times the monthly rent One year rental agreement. NON-SMOKING PROPERTY. Smoking and vaping is prohibited everywhere on the property. No marijuana and no marijuana products allowed on the property. No pets allowed at this property. Security Deposit = minimum 1.75 times monthly rent (*may be increased depending on background screening results). Per Oregon landlord tenant law, all landlords in the state of Oregon must allow Section 8 voucher holders to apply for a unit using the Section 8 voucher as a source of income and be screened in accordance to the landlord's Screening Policy. We allow service/ assistance/ companion animal(s) at all of our properties with recent proper documentation from applicant's current local physician, psychiatrist, social worker, or other mental health professional. All property showings are in-person and by appointment only. Each person age 18 years and older who will be living at the property must submit a separate qualifying online application before we schedule a showing. We cannot use 3rd party applications. Property showings are scheduled Monday thru Friday excluding holidays. SCREENING PROCESS: We review each application in the order it is received against our criteria. During the initial evaluation of your application, we will: 1. Verify the gross household income meets the minimum for the unit using the documentation you provide 2. Verify photo ID for each applicant has been uploaded and the name on the photo ID matches the applicant's name 3. Verify 6 years of residential history and 6 years of landlord contact information has been provided 4. Verify all supplemental documentation has been attached (ie, documentation for service / assistance / companion animal, etc). If an incomplete application is received, it will be canceled upon receipt by Gordon Properties, Inc. Once we have verified your application is complete and is first in line, we will email you a showing invitation. All showings are in-person and are scheduled Monday thru Friday excluding holidays. Applicant(s) will schedule a property showing to occur within 48 hours of notification their application is complete and is first in line. If applicant(s) fail to view the property within 48 hours of notification, the application(s) may be canceled. A Background Screening Charge of $50.00 per applicant in certified funds is due at the property showing to continue processing the application(s) after the showing. A receipt will be provided. The Background Screening Charge is non-refundable. If the Background Screening Charge is paid at the property showing, Gordon Properties, Inc. will run a full background check including rental history, evictions, credit history, criminal and references. The full background check typically takes 3-5 business days but this may vary. If you choose not to continue the application after the showing, there is no fee. Your application will be canceled. If you choose not to pay the Background Screening Charge at the property showing, your application will be canceled. ALL MONIES FOR BACKGROUND SCREENING, DEPOSIT TO HOLD, AND MOVE-IN PAID TO GORDON PROPERTIES, INC. MUST BE CERTIFIED FUNDS (CASHIER'S CHECK OR MONEY ORDERS). Gordon Properties, Inc. cannot accept a promissory note or agency check for background screening, deposit to hold and move in funds.
