The home has been meticulously maintained, including a brand-new AC unit installed in July 2026, providing efficient heating and cooling year-round. One of our favorite things about this home is the location. You're within walking distance of the Broad Street Line, multiple bus routes, Center City, East Passyunk's restaurants and shops, and the Sprouts and Target shopping center - making it easy to enjoy everything the neighborhood has to offer without relying on a car. Parking: Parking is readily available in the surrounding area. Our home is located across from the neighborhood elementary school, and we've generally found parking to be convenient. Our street does not require a residential parking permit. Most nearby streets have a two-hour parking limit during the day, but residents are eligible to apply for a residential parking permit. Front area: This comes with an additional outside storage compartment that is large enough for trash and recycle bins, in addition to other larger items to prevent clutter inside the home! At least 12-month lease required. First and last month's rent and one month's security deposit due at signing. Tenant responsible for electricity, gas, internet/cable, and snow removal of the front sidewalk. No smoking or vaping inside the property. Pets must be approved with a $500 refundable pet deposit and $50/month pet rent with 1 max allowed. Renters insurance required and must be provided prior to move in. All occupants must be 18+ and apply through Zillow. Minimum gross household income of 2.5x monthly rent required, along with satisfactory credit, background, and landlord reference checks (when applicable). Tenant responsible for routine upkeep, including changing HVAC filters. Back area use permitted in accordance with local noise ordinances.
