Below is a detailed explanation of our application process as well as our minimum standards for qualification. ** Minimum Standards for Qualification: * Applicants who do not meet the minimum screening standards will not be approved.* - Applicant must have current photo identification and a valid social security number. Applicant(s) monthly household (combined) income must exceed 3x the monthly rent - All income must be from verifiable source. Unverifiable income will not be considered. - Applicants must receive positive references from all previous landlords for the previous 5 years. Applicant may not have any evictions or unpaid judgments from previous landlords. - Applicant must exhibit a responsible financial life. Minimum credit score of 680 required. - A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. - No smoking in the property. Application Fee: $65 to verify credit history, credit score and background check. Each person over the age of 18 who will be living in the home must complete and submit a separate application and processing fee. The processing fee is $65.00 which will cover the cost of a credit report and background check. Please be advised of the following: Incomplete applications will not be processed. Applications containing false information will immediately be disqualified. Please expect 5 days for the application process. Processing the Application will include direct contact with employers, current landlord, previous landlords, law enforcement agencies, government agencies, consumer reporting agencies, public records, eviction records, and any other sources that may be deemed necessary. A consumer report will be used in the processing of all applications. Should the Applicant be denied or face other adverse action based on information received in the consumer report, the Applicant has a right to obtain a free copy of the consumer report, and to dispute the accuracy of the information it contains by contacting: o Fidelis Screening Solutions, LLC Application Process: A rental application will be emailed to you. Please fill it out in its entirety for each person 18 or over who will be living in the home. No more than 2 persons per room. Along with your rental application please provide or email the following: - Two most recent pay stubs. - Previous year W2 - Copy of photo ID or Driver's License - $65.00 cash for application fee or the use of Zelle or Venmo is acceptable. If using Venmo or Zelle please specify in the transaction note that it is for Application Processing Fee. This is nonrefundable. Various hiking trails a just a few miles away from the property. Overall a great neighborhood at a competitive price. Lease term 1 year. Rent: $1,700 Security Deposit: $2,000 Appliances included are refrigerator, washer + dryer, and stove. Mini split for air conditioning and heat in both rooms. Tenant pays for their own electricity, trash, and gas usage by creating their own account for billing. I will pay for water utility and lawn maintenance.
