Property Description The property is located at 151 Ashbrook Ln Pomona, CA 91766 ("Premises"). 2. Lease Term The term of this lease shall be for 1 calendar year, initiating on the start date of the contract. 3. Rent The monthly rent for the Premises is $3,750.00, payable on the first of each month. Rent must be paid via check or bank transfer to the Landlord. 4. Security Deposit Tenant agrees to pay a security deposit of $3,750.00 upon contract signing. This deposit will be used to cover any damages to the Premises or unpaid rent. The security deposit will be refunded to the Tenant within 21 days of move-out, minus any legitimate deductions for damages, cleaning, or unpaid rent. 5.
