This is as close to a Brand-New Condo as you can get. Unit 118 had suffered some recent water damage, so we bought it “as-is” and gutted it down to the studs. Then with You in mind, the condo was almost completely re-framed, making 3’ wide doorways for accessibility to each room. (There are mostly LVP- hard surface floors, with extra soft carpeting used for added warmth in the living room and 3 bedrooms.) Additional framing: 5 custom headers were installed to make way for the many room changes. There are nice deep window sills, as all exterior walls were re-framed with actual 2”x 4”s. The exterior walls were then filled with new wall insulation and all walls to the adjacent condo and common hallway, were re-insulated for sound. R-25 insulation was added into ALL ceilings, for sound control between units. (Please note: other condos do not have most of these improvements.) There are 2 brand new bathrooms. The Guest Bath was reworked to accept a full-size bathtub. This eliminated the 3’x3’ shower and took away part of the existing kitchen. To compensate, we incorporated the existing Pantry as a flowing extension to the Kitchen. Both rooms have extra deep upper cabinets, for additional and convenient storage space, as well as many other user friendly features, such as a pull-out trash and recycling drawer. In the Master Bath, we removed the tub and created a large 4’ x 5’ walk-in shower, with bench seat. The water controls and shower head are off-set for a potential in-home Caregiver’s use. There is a diverter and overhead Rain Shower, for some added fun. Both bathrooms have (plumber grade) Kohler brand toilets and faucets, as well as all new plumbing pipes buried in the walls and ceilings. There is framing buried for grab bars, and framing in place behind both bathroom mirrors, for future (X-lg) medicine cabinet use. All new electrical wiring was installed, along with a new 100-amp electrical service panel. Cable TV is pre-wired, and most rooms have dual options for TV locations, with at least 1 wall mount option. Every room has new light fixtures, installed over beautifully textured and painted new drywall. There are brand-new windows with pleated blinds, and a brand-new patio door with keyed entry lock set. This is useful with the very near and convenient city street parking. There are solid wood interior doors throughout, and all closets are lighted, and have a double shelf for added storage. There are new electric baseboard heaters, as well as a double-headed Mitsubishi Split System, for whole condo heating and air conditioning. Other condos may have a single head, but 118 has a 2nd *head in the Master Bedroom, which insures complete control of the indoor environment. (*This related piping along with the dryer venting, is also buried behind the drywall.) Condo comes with brand-new Maytag appliances, including refrigerator, electric range, dishwasher, washer and dryer. Your own private Patio awaits, surrounded by plenty of lawn space. While you can’t leave chairs permanently on the lawn, you can feed the crowd out there on Sunday afternoon. A lot of thought and value was put into this home, for you to now enjoy. You can be very comfortable here, in this 55 and older community. There is one underground parking space, an elevator, and a locked first floor lobby. There are large garden plots available, and additional outdoor off-street parking. The Clubhouse can be rented for private parties or used daily as a resident.
