Income Requirement Household must show verifiable gross monthly income of at least 3 times the monthly rent, or 3 times the applicant's share of rent where a lawful subsidy applies. All lawful, verifiable income sources will be considered. In addition to meeting the income ratio, the applicant must demonstrate a reasonable history of stable, recurring, and sufficient income to support ongoing timely rent payments. Income may be considered insufficient if the documentation shows income is sporadic, irregular, declining, nonrecurring, based primarily on unexplained lump-sum deposits or transfers, or otherwise does not reasonably demonstrate an ongoing ability to pay rent when due. Applicants with variable, seasonal, commission-based, contract, gig, or self-employment income may be required to provide additional documentation sufficient to verify the amount, continuity, and predictability of income. Acceptable documentation may include pay statements, benefit statements, recent bank statements, signed tax returns, 1099s, current contracts, profit and loss statements, or other reliable third-party records. 2. Financial Responsibility Applicant must demonstrate satisfactory financial responsibility based on the overall screening results. Factors that may be considered include unpaid landlord debt, collections, charge-offs, delinquent payment patterns, or other materially adverse credit information. 3. Rental History Applicant must demonstrate satisfactory rental history for the prior 24 months, including no verified pattern of material late rent, unpaid landlord debt, lease violations, or materially negative landlord references. 4. Employment / Income Verification Applicants must provide verifiable documentation of income. Examples may include pay stubs, offer letters, tax returns, bank statements, benefit statements, or subsidy documentation. Self-employed persons may be asked for recent bank statements and signed tax returns to show predictable income.
