Lease Terms & Community Policies To maintain the quality, safety, and appearance of the property, all residents agree to the following lease terms: - No Pets: Pets of any kind are not permitted on the property. - No Smoking: Smoking or vaping of any substance is strictly prohibited inside all apartments, hallways, stairwells, and common areas. - Walls & Fixtures: Residents may not nail, drill, screw, or otherwise damage walls, ceilings, doors, cabinets, or trim. Command strips or other removable hanging products may only be used with prior written approval. - Property Care: Residents are responsible for maintaining their unit in a clean and sanitary condition and promptly reporting any maintenance issues. - No Unauthorized Alterations: Painting, remodeling, installing fixtures, or making any alterations to the unit is prohibited without written approval from management. - Occupancy: Only individuals listed on the lease may occupy the unit. Long-term guests require prior written approval. - Noise: Quiet hours are observed from 10:00 PM to 8:00 AM. Residents must avoid excessive noise that disturbs neighbors. - Parking: Vehicles must be parked only in designated parking spaces. Unauthorized or inoperable vehicles may be towed at the owner's expense. - Illegal Activity: Illegal drugs, criminal activity, and any conduct that threatens the safety or peaceful enjoyment of the community are strictly prohibited. - Trash Disposal: Trash must be placed in designated receptacles. Littering is prohibited. - Maintenance Access: Management may enter the unit with proper notice, or immediately in the event of an emergency, to inspect, repair, or maintain the property. - Compliance: Failure to comply with these lease terms may result in lease violations, applicable fees, or termination of the lease in accordance with state law.
