This home offers ample space for friends, family, and colleagues. This modern home features smart appliances, LED mirrors, and home automation. Greenery and wooden accents create a warm feel. The first level boasts a fully equipped bathroom, a full kitchen with a large island doubling as dining space, a dining table for 6, an oversized couch that converts into a sleeper sofa, a large TV, garage access, and sliding doors to the patio. The patio includes an outdoor kitchen with a grill, lounge chairs, an outdoor shower, and a pool. The kitchen is equipped with large pots and pans, bakeware, a coffee maker, tea kettle, blender, rice cooker, and toaster. Upstairs, a loft area includes a TV, seating area with a futon sleeper sofa, and a small workspace. The master bedroom features a smart TV, walk-in closet, full bathroom with a sauna/steamer, and an outdoor balcony with patio furniture and a hot tub. The Blue Room offers relaxing hues of blue, gray, and gold, a full-sized mirror, a full bathroom, and a closet. The Red Room features pops of red, a walk-in closet, a full bathroom, and an outdoor balcony. The garage offers the capability to charge an EV. Parking allows for one vehicle inside the garage and two vehicles on the driveway. Pets are welcome with a flat fee of $30 per night for 1 pet and $40 per night for 2 pets, with a maximum of 2 pets per stay. Chef services are available upon request. Holiday Park, ideal for outdoor exercises, is just a few blocks away and a 5-minute walk. The property is centrally located to everything Fort Lauderdale has to offer. Fort Lauderdale city ordinance quiet hours are from 10 PM to 8 AM. There is no smoking inside the house, with a $1000 fine for violations. Smoking is allowed outside on the patio, utilizing ashtrays. Any burn marks on outdoor furniture or evidence of smoking inside the home will result in a $1000 smoke remediation fee. Check-in time is 4 PM and check-out time is 11 AM. Unauthorized occupancy exceeding the registered guest count will incur tiered violation fees, starting at $500 for 11-15 people. Any noise disturbance resulting in a neighbor complaint or city ordinance violation will be treated as a material breach of the rental agreement. Guests are responsible for adhering to all city-wide noise ordinances, and any fines issued by the city due to guest noise violations will be the responsibility of the guest. There are 4 outdoor cameras and 2 sound level detection devices on the property. If security needs to be dispatched, associated fees will be passed on to the guest. Please do not flush anything other than toilet paper down the toilets. All trash must be bagged and removed from the unit; excessive trash requiring hauling away will incur a $75 removal fee, and excessive waste requiring professional deep cleaning will incur an additional $300 cleaning fee. Decorations and confetti are strictly prohibited unless previously discussed and approved, as cleaners will charge additionally for excessive cleaning. Please leave all items and furniture in the same place you found them; cleaners will charge additionally for moving items. No daily maid service is included. Linens and bath towels are provided, along with starter supplies for toilet tissue, paper towels, dish soap, garbage bags, and laundry detergent. Please wash a load of regular towels and beach towels prior to checking out. There are always a total of 5 TidePods for use, free of charge. Please do not have the AC thermostat below 60 degrees as this can freeze the AC unit. Any guests who plan to use the BBQ grill must be familiar with propane gas grills and ensure the propane tank and/or knob is turned off after each use. Guests must use foil and clean the grill after use, and any excess cleaning will result in additional cleaning fees. The property is a twin duplex, and guests should only use the east side of the building, including the driveway. Please do not tamper with any cabinets or storage chests with locks. All guests must abide by the City, State, Federal, and all other applicable laws and bylaws. Please make sure all doors are locked and secured when leaving the property and at night. Please assume that recording devices and noise detection devices are on at all times during your stay. Please login to use your own streaming accounts. Fort Lauderdale water has a yellow tint due to tannins; a Brita Water Filter, a smart fridge with purified water, and water bottles are provided for convenience. Please ensure that your pets are never left unattended inside or outside of the home and are not creating a noise disturbance. If more than 3 complaints are received, it may result in the termination of your reservation without a refund. Pets may NOT be on beds, towels, bedding, sofas, or carpeted areas; an excessive cleaning fee will be applied if pet hair is found in these areas. All pets are to be leashed while outside at all times. Pool servicing is weekly, and debris from trees may accumulate. No refunds will be provided for potential noise from construction, loud noises from others nearby, or local events. Parties, events, and large gatherings of any kind are strictly prohibited. Any report or evidence of an unauthorized event will result in immediate termination of the reservation and forfeiture of the remaining stay without a refund. Any reservation obtained under false pretense will be subject to cancellation and forfeiture of advance payment. Firearms and other weapons are strictly prohibited. Guests must ask the host prior to booking if the booking is done with the intent to do any commercial photography or filming; an additional $500 fee applies if approved. Guests agree that there will be absolutely no use of fireworks or any other explosives anywhere near the property. Any guest who stays after the 11 AM checkout time without prior authorization will be charged an additional night's stay. If you use any locks other than the smart locks to access the unit and lock yourselves out, you will be liable for any additional charges and expenses. Any guest who stays after the 11 AM checkout time without requesting it from us previously or stays despite having their request denied will be charged an additional night's stay and will be forced to vacate. Should we experience any cancellations or losses in our calendar arising from any check out related complications from you or any guests, you will be charged for the next booking. Please do not put plastic dishes in the dishwasher as they will melt in the heat. If you break an item, please let us know immediately. If anything is missing, this will result in a fee equal to the item's 150% replacement value. If you intend to receive mail, a package, or any other delivery, please notify us prior for approval. Maximum occupancy is 10 guests; additional guests may be accommodated for a fee of $40 per night per guest. Minor differences in the home compared to listing images may occur due to replacements or repairs. Please leave all items and furniture in the same place you found them; cleaners will charge additionally for this, and the fees will be passed down to you. We cannot stress this enough! Our cleaners will charge us for additional cleaning, and we will in turn charge you. Any excess cleaning will result in additional cleaning fees. Homes in Fort Lauderdale will have copper sheets that are required for use and must be cleaned and not thrown away! Any evidence we collect that suggests added fees should have been applied based on our house rules will be deducted from the security deposit. Please ensure that you clean up after your furry family members. We will apply an excessive cleaning fee to unreasonably dirty homes. We do have a designated "Potty Area" for your pets in the backyard patio. However, it is YOUR responsibility to pick up after your pets. Please ensure that your pets are not creating a noise disturbance during your stay. If we receive more than 3 complaints, it may result in the termination of your reservation without a refund. Please make sure all PET FEES are paid PRIOR to your arrival or the entry code will not be given until it has been completed. Our pools get serviced weekly. If you or a previous guest overdoes it on the sun screen, you might start to see a film or foam start to form at the top of the pool. Additionally, there's a lot of trees above the pool area so it may get filled with tree debris rather quickly. We can always call our pool guy to come out sooner and service the pool, but please keep in mind, it's not guaranteed. No refunds will be provided should construction or other potential noise issues occur. Any violation of the above rules can result in immediate termination of your stay without a refund as well as potential charges to reset, reprogram, or any repairs associated with the tampering of our items. You and all occupants shall, jointly and severally, defend, indemnify and hold the Manager Parties harmless from any and all claims, liabilities, losses, costs and expenses incurred by the Manager Parties related to, as a result of or arising from the actions of the guest and any occupants, including any negligent acts or omissions, willful misconduct, violations of laws or any obligations in this agreement, except to the extent such claims, demands and actions arise from the gross negligence or willful misconduct of the Manager Parties. It is the guest's responsibility to immediately notify us of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of our ability. We are not responsible for any occurrences over which we have no immediate control. These inconveniences may be but are not limited to, the following: weather conditions, power outages, adverse weather or road conditions, or breakage of non-essential appliances, including, but not limited to, dishwasher, grill, pool heater, washer, and dryer. No rebate or discounts will be provided if there is a mechanical failure of any non-essential appliances. Should you decline the added fee and state that filming and/or photography will no longer take place to avoid the fee, please know that a fee will still be obliged to pay as once you are in the home, we won't have cameras to confirm or deny that you will or will not be following through with the photography/filming. By booking this home, you acknowledged that scuff marks on the wall do not constitute as an unclean/unsanitary home or a misleading/altered representation of the images online. You further acknowledge that the hot tub/pool (if applicable) may have sand minor debris inside. The hot tubs get drained every couple of weeks and as our guests typically enjoy the nearby beaches, sand is a typical occurrence in these areas. Pools are serviced with chemicals and provided a clean weekly, sometimes this can cause blurry water that typical clears in a few hours. The hot tubs get checked for their chemical balance in between each clean and added the proper chemicals accordingly. They get drained and refilled every two weeks. Fort Lauderdale water does have a yellow tint to it, so sometimes the water will appear discolored. (Please review the Manual Section Under "YELLOW WATER" for more information.) The loft area includes a small workspace with a desk, perfect for working from home. The entire home is filled with Zen Inspired images and decor to help remind us that regardless of life's hustle and bustle, we should always try to be present and enjoy the little moments of the here and now. The entire space is available for guest use. Please be aware this unit is a twin duplex, meaning our neighbors live on the other side. Please only use the east side of the building, including the driveway. Please do not mess or tamper with any cabinets or storage chests with locks on them. They are only to be used by the cleaning crew for restocking.
