Lease Terms Lease term is 12 months unless otherwise agreed in writing. Rent is due on the 1st of each month. Late Payment: If rent is not received within 5 days, a late fee of $200 will be applied. This fee represents a reasonable estimate of administrative costs associated with late payment. Move-In Costs: First month's rent and a security deposit of $2500 are due at signing. Property Condition: Tenant agrees to maintain the property in clean and good condition. Any damages caused by tenant or guests will be the tenant's responsibility. Use of Property: No smoking allowed inside the property. No subleasing or short-term rentals (e.g., Airbnb). Entry: Owner may enter the property with proper notice (typically 24 hours) for repairs, inspections, or showings, in accordance with California law. Default: Failure to pay rent or violation of lease terms may result in legal action in accordance with California law.
