Income requirement: Gross monthly income of at least 2.5 times the monthly rent. Criminal history: Applicants with certain convictions may be disqualified under the Landlord's screening criteria. Other criteria used may include employment verification, references, and background checks. Legal & Safety: Tenant agrees to comply with all laws, ordinances, and HOA rules (if applicable). Tenant agrees not to commit or permit any nuisance or waste on the premises. Early Termination: Tenant may terminate the lease early by providing at least 30 days' written notice and paying an early termination fee equal to 1.5X one months' rent, in addition to rent owed through the termination date. Landlord will make a good-faith effort to re-rent the property as required by Texas law.
