Rent is due on the 1st calendar day of each month. There is a 5 day period for the rent to post to the payment account, after which $25 dollars for each day after the 5th will be assessed, until the payment is posted in full to the payment account. Renter is responsible for any minor repairs that are less than $100. Any damage cased by misuse, abuse or neglect of appliances or mechanical items such as garbage disposal, dishwasher, washing machine, dryer, or furnace, will be the responsibility of the renter to professionally repair. If repair costs exceed the cost of replacement, than the renter and owner will equally share the cost of the replacement of the appliance or mechanical equipment. Absolutely no smoking or vaping in or on the property, it is only allowed on the sidewalks closest to the public streets, not allowed in parking lots, garages, condo or common spaces shared by residents. This is a community policy and is enforced by the community as well. Absolutely no pets, there are a few pets in the community, and have been grandfathered in by the community before the pet policy was made. Any rule infractions from the community are communicated to the landlord first in writing, then communicated to the renter via verbal and email communication. Any fines assessed from the community, are the responsibility of the renter.
