    GARDENER'S DREAM HOUSE: Looking for a small house to rent now? Don't just think winter; think towards spring and summer as well. In the front, the house has raised flower beds with a drip system that has impressed the whole neighborhood. Two newly constructed raised gardens are now in the west backyard for vegetables. The east backyard is a lawn under a large tree. Three deciduous trees shade the house (but not the vegetable gardens) almost all the time in the summer. Going around the house are brick pathways. In the back, a large covered porch faces the winter sun. NONSMOKER'S DREAM HOUSE: Yes, we are serious about protecting this house for nonsmokers. All tenants need to be nonsmokers (saying you will only smoke outside is not sufficient). ALMOST LIKE LAKE-FRONT PROPERTY: I have remodeled this house for myself, but I am not ready to move in and probably will not be for a few more years. One of the many advantages of this house is it is a block and a half from the Spokane River. I am a fair water kayaker, and being able to pull my kayak to the river for just a block and a half makes this house almost like lakefront property. (Because of the downtown dam, the river is almost flat like a lake between June and November.) It is a very pleasant kayak or canoe trip between the put in and downtown Spokane and back. Another very pleasant kayak trip is to put in right below Upriver Dam and take out right by this house. WINTER SURVIVAL DREAM HOUSE: Winter is coming. Tired of scraping car windows? Imagine a large detached, double garage with automatic garage door openers to keep your windows clear and cars protected. Also, imagine a newly constructed entry (mudroom) in the front with hooks and shelves for coats, hats, and gloves, and bamboo benches for sitting and putting on or taking off shoes and boots. HELP REDUCE YOUR CARBON FOOTPRINT: Part of the reason I put so much time and money into remodeling this house is my concern about global warming and our carbon footprint. Your transportation carbon footprint can be reduced because of the proximity of this house to downtown (2 miles), both Gonzaga (3/4 mile) and Riverpoint (1 mile) university campuses, and walking and/or biking as this is close to Iron Bridge and the Centennial Trail. Your housing carbon footprint will be minimized as this is small living with luxury and good insulation. Be the beneficiary of our remodeling of this now quiet house. Except for the refrigerator, all appliances are new including gas stove and high efficiency gas heater. Instantaneous hot water near kitchen and bathroom sinks. Bamboo floors, no carpets. Each bedroom has a 4-foot closet and a built-in dresser/chest of drawers. The house is on one level with only one step to go outside. Many of the doors including the front door are 36", making it a very accessible house. (Not wheel-chair accessible, yet...). FENCED BACK YARD AND PETS: The back yard is fenced and private, ideal for a small or medium-sized dog. Back door has doggie door. If you have a dog, we will need to meet the dog. $200 pet deposit per dog, refundable if no damage done. No cats allowed as we want to protect the house for future tenants who have cat allergies. UTILITIES: The tenants will be responsible for the city utilities (which now average about $105 a month). They are also responsible for the gas and electricity. However, because of the gas heat, the new insulation, and because the house is relatively small, the average gas and electricity bill I expect to be between $50 and $70 a month ($25 a month in the summer is what I experienced). DETAILS ON LEASE, ETC.: The security deposit is $1500. The first month's rent is due when moving in. Lease will be through the end of March, then it reverts to a month-to-month lease. However, I will want a new lease through each winter between November 1 through March 31 as winter is a hard time to find renters. The rent was $1050 a month, but I have reduced it to $990 a month as I do a little more painting in the new entry and clean up from the remodeling. When I do finish with the cleanup, I plan to boost the rent back to $1050, unless someone agrees before then to rent it for $990; then I will keep that rent the same for 12 months. CONTACTING ME, APPOINTMENTS AND QUESTIONS: My job keeps me very busy from Tuesday through Thursday. Plus I am trying to spend my remaining time touching up the paint in the house, finishing the landscaping in back, and cleaning up from the remodeling, and the leaves from the trees. My showing the house must be done sometime between Friday and Monday. I am very busy with my job and finishing the work on the house. I have to manage my time very wisely. Please, first drive by the house and check out the house and neighborhood from the street. Then you may text me to arrange a phone conversation. If you have questions, please email me through Craigslist as I type much faster than I text. WHEN IS THE HOUSE AVAILABLE? I can cleared out of the inside of the house with two days notice (those two days cannot include Tuesdays through Thursdays). The garage will take another couple of days. In the meantime, instead of spending the time to clean up and move out, I will concentrate on finishing the work on the inside and outside of the house. Tenant responsible for city utilities (sewer, garbage, and water) and for electricity and gas.
