This unit does not have air-conditioning but there is a portable unit available that does a pretty good job. Ceiling fans in both bedroom spaces also help. Unit will come fully furnished but tenant will need to supply all linens. (bed sheets and comforters, bath towels, dish towels) There is a seasonal swimming pool and hot tub available on premises and you are only a short walk to grocery stores or main street. You are directly across from the PCM resort and only yards from multiple bus stops. Tenant will be responsible for Electricity only. The Cable, Internet, Water and HOA fees are included in rental price. A maximum of 2 persons will be allowed to co-habitate in this unit. If any house rules/HOA rules are broken the lease will be immediately terminated and tenants will be evicted. This is a NO PETS and NO SMOKING or any kind unit and complex. The HOA has the right to fine and evict tenants that break these rules. They have a no tolerance policy. We do not allow smoking of any kind in the unit or on the balcony. There is some flexibility in move in date. THERE IS NO FLEXIBILITY IN MOVE OUT DATE. Failure to move from the premises by November 30th will result in a rent increase equal to a 90% occupancy nightly rate. Security Deposit Terms- The full security deposit will be refunded if all accessories in the unit are delivered in like condition as when received and if the unit is clean and ready for occupancy. If unit needs a deep clean renter will be charged $250 of the security deposit. Any items missing from inventory list or damaged beyond reasonable repair will also be deducted from security deposit.
