Needs work so I'm deducting the cost of the repairs and cleaning from the estimated value. Needs HVAC repair/replacement, needs roof reshingleing because of age, and needs a new water heater. Some stick down tiles are and have come up in the kitchen and one of the bathrooms. Two of the ceiling fans downt work as well as the lights on one of them(master bedroom). There is a slight amount of buckling in the hardwood under the window adjacent to the front door because of a window unit leaking(it's barely noticable).
