This room offers not just a place to live, but a community to belong to. 1. Term This Agreement is for a fixed term of twelve (12) months, beginning on [Start Date] and ending on [End Date]. No tenancy shall continue beyond the expiration date unless a new written agreement is signed by both parties. (Texas Property Code 91.001) 2. Program Participation Resident acknowledges that housing at Blueprint Apartments is program-based housing designed to provide transitional housing, mentorship, and support services for veterans. By signing this Agreement, Resident affirms they are entering into both: (a) a residential lease, and (b) a mandatory participation program which includes compliance with all community rules, classes, and mentorship activities. Failure to participate in the program constitutes a material breach of this Agreement and is grounds for termination and eviction. 3. Rent & Fees Monthly rent is $1,550.00, due on the 1st of each month. Late fee: $50 after the 3rd day of nonpayment, plus $10 per day thereafter, as permitted by Texas Property Code 92.019. 4. No Right to Holdover Resident shall vacate the premises on or before the expiration date. Resident agrees that any continued occupancy beyond expiration shall be deemed unauthorized holdover, subject to eviction under Texas Property Code 24.002 and damages equal to 150% of the daily rental rate until possession is surrendered. 5. Abandonment & Unauthorized Occupants The premises shall be deemed abandoned if Resident is absent for 7 consecutive days while rent remains unpaid. (Texas Property Code 92.0081) Unauthorized occupants are strictly prohibited and constitute a breach. 6. Program & Community Rules Resident agrees to comply with all Blueprint Apartment policies, program requirements, and community rules (attached as Exhibit A). Violation of these rules may result in immediate termination of this Agreement. 7. Liability Limitation Landlord shall not be liable for injury, theft, or loss of property except as required by Texas Property Code 92.052 (landlord duty to repair only conditions materially affecting health and safety). Resident acknowledges program housing is not a traditional apartment complex, and housing is contingent upon program compliance. 8. Governing Law This Agreement shall be governed by and construed in accordance with the laws of the State of Texas, including the Texas Property Code.
