Seller can put money in escrow at closing for furnace to be repaired but can not make any repairs before closing. Furnace is the only thing that would prevent this from being financed FHA or USDA. Home is being sold as is. No appliances will stay with the house. Cute house with a 1 car garage and a nice back yard.
