If you have a flat tire, get it fixed or get the car removed from the property in a timely fashion. No used tires, broken/unused refrigerators, window air conditioners or tube televisions to be stored on the property. The lawncare is included in the rent so the yard needs to be free of mowing obstacles. One, boat or operable vehicle in the backyard is ok, so long as the lawncare professionals can mow and weedeat around it... There is an invasive tree that grows rapidly in the back yard. Lawncare is very important at this location. No firepits. No painting of the house to be conducted by the renter. No home improvement projects should be conducted by the renter, don't get creative with the structure of the house. If the renter feels the need to use tools or paint on the house, consult the landlord. No satellite dishes shall be mounted to the house. There's going to be 4 landlord walkthroughs per year; The 1st Saturday of: January, April, July, and October. The first hole in the drywall must be reported within 24 hours. The second hole in the drywall results in an eviction. They'll be caught on the quarterly walkthroughs. Do not attempt to repair any holes you create in the drywall. Renter is responsible for broken windows. Be a good neighbor. Those folks are going to be talking to me. I want to have a good reputation as landlord.
