Room for rent in my Central Manchester home, available August 1. Close to shopping, jobs, highway, downtown area, and is located directly on a bus line. Has hardwood floors, access to green space, off and on street parking, and free washer/dryer on site. The private room with closet is available on the first floor, which has two bedrooms and one bathroom shared between two residents. The living room, full kitchen, basement, driveway, and yard shared by three residents. Rent is $800 per month and gas, electricity, and internet bills are split evenly between three residents. No pets. First month rent and security deposit required to move in ($1600) Lease is month-to-month for $800/month, payable in advance of the 1st day fo the calendar month. Security deposit is $800, and is refundable if tenant leaves the dwelling clean and undamaged. Tenant will give 30 days notice in writing before they move out adnw ill be responsible for paying rent through the end of this notice period, or until another tenant approved by owner has moved in. Landlord will give tenant 30 days notice in writing if they need to terminate the lease. Only three persons are to live in the dwelling, who have use of the house, yard, and driveway. Tenants agree to pay a 1/3 share of electricity, gas, and internet bills. No smoking indoors other than cannabis. Tenant agrees: to keep common living space, yard, and garbage areas clean, to keep from making loud noises and disturbances after 10:00pm, to not paint or alter the dwelling without first getting owners written permission, to park motor vehicles in the assigned space and to keep that space clean of oil drippings and grease, not to repair motor vehicle on the premises, to allow owner to inspect dwelling, work on it, or show it to prospective tenants at any reasonable times, to not keep liquid-filled furniture in this dwelling, to pay rent by cash, app, bank check, or money order made out to the owner, to pay for repairs of all damage they or their guests have caused, to pay for any windows broken in the room or caused by tenant, to be mindful of the privacy of other residents. Violation of any part of the agreement or nonpayment of rent when due shall be cause for eviction under applicable code sections. The prevailing party shall recover reasonable legal service fees involved.
