A full survey was completed by Smith Surveying on July 1, 2020, & multiple studies have been conducted, including an environmental assessment, building compaction & percolation testing, & preliminary site-work evaluation w/ Brandon Construction. Under permit, a wide 20-ft-by-350-ft path along the eastern side was cleared to allow for soil testing. The property includes approximately 0.26 acres of wetlands in the southwest corner, believed to be man-made due to poor swale maintenance, w/ mitigation estimated at $30,000-$40,000 & potentially reducible if classified as man-made. No negative findings have been identified that would prevent general commercial use.
