    A Three Bedroom, Two bath Mobile Home in a 55+ Retirement Community on a Golf Course in Desert Hot Springs CA. Just 12 miles from downtown Palm Springs. Playground to the Stars. This home comes fully furnished with three bedrooms and Two Baths. Included is a Washer Dryer, Sump Cooler, Heater and Air Conditioner. Additionally there are two sheds, one with a Yamaha Golf Cart included and the other for storage. It is located 100 yards from the Main Gate of the Club facing the 1st Tee (technically the 10th Tee) of a Nine Hole golf course. Two of the three bedrooms are located inside the home with a third guest bedroom on the front porch next to the patio. That bedroom has its own entrance from the front porch. Guest bedroom has a Twin Bed. The Master Bedroom has a California King Bed and private bath. The Second bedroom has a Queen bed and shares the second bathroom is in the hallway with the guest bedroom. The living room is quite large with an L shaped Sofa with a pull out Sofa Bed. There are two Lounge Chairs and two end tables with lamps. Two Stand up lamps and wall paintings plus a 55" Vizio Flat Screen Television. Carport can fit two or three cars front to back. Additional parking for guests is close by. It is located in Hidden Springs Country Club, a 55+ years and older Mobile Home Park in the City of Desert Hot Springs California. The Park includes a Nine Hole golf club. It is a fee based Golf Club and Memberships are available to residents. The club has a Recreation Club House across the street from the Main Gate and about about 200 yards from us. It has a pool, two hot tub Jacuzzi's, two saunas (mens and womens), a billiard room, a reading library, a work out room with equipment, a patio and barbecue grill, and a very large dining room and kitchen. The dining room is also used for meetings of the members association and events sponsored by the clubs management and the members association. For example there are Christmas and Thanksgiving Dinners at the clubhouse organized by the members association and frequent Friday night dinners organized by the Club management. We are 3 miles, about 8 minutes by car, from the thriving town of Desert Hot Springs. Home to more than 20 Spas and Resorts ranging from the exclusive Two Bunch Palms to the tucked away Tuscan Springs Hotel and Spa to the family friendly Desert Hot Springs Spa. Palm Springs may have the Stars, Desert Hot has the Spas. There are Two 18 Hole, resort style, fee based golf clubs in town. Although not as many fine dining establishments as Palm Springs there are many very good restaurants in DHS with the usual variety found in most California cities. The mobile home park is not owned by the residents. Residents pay a monthly fees for rent and utilities. Currently new owners monthly fees are around $700 excluding utilities. This is similar to H.O.A. fee but since residents are not actually owners of the land, they pay a rental fee. The Mobile Home is classified as a vehicle/trailer so an $85 license fee goes to Riverside County annually. There are no property taxes associated with ownership because the Park Management owns the development. The proper way to look at this rent is it offsets property taxes and the carrying cost of a mortgage for a much higher valuation if the land was included. Feel free to call is you have any questions.
