Payments must be made no later than the 5th of each month, no later than four days after the payment date, and must be made by check and late fee may be applied. Smoking is not allowed on the property. Subleases are not permitted. No changes will be made to the property, including changing colors or modifying the walls. Decorations are permitted with proper installation so as not to damage the wall. Noise is not allowed after 9:00 p.m., including both inside and outside the property. The property must be kept clean and the yard mowed. I have a maintenance company for $50, which can be continued if the tenant so desires. The garage will be used as storage for the owner.
