We liked the following for this: Wooded towards road, which opens up into open space/blueberries in the back, shielding road noise (which would also be worse on Butternut) The land around it has already been split to the min for AGR, meaning no other homes would be built around, and we'd had control over home placement, etc to avoid seeing other homes The land is flat and has outstanding drainage, which eliminated needing to overly build the home up onto a mound or into a hill (we preferred to not have steps down from back patio) The home could be built facing S/SW to line up for epic sunsets over the blueberry fields There is also a power pole run into the middle of the property which is ideal for getting power run to a home in the middle of the acreage We had a perc test completed when we purchased the property to confirm ability to connect to septic system without issue Location is farther south and has paved walk way going to lake shore (which is also kept plowed in the winter) - great feature to ride bikes to the lakeshore which we see lots of family doing around The barn was also a nice addition. We scoped out the structural elements of it and planned to "re-skin" the barn to update it - which is not a big expense. We also looked into what it would cost to build a new barn when we were evaluating the property (~$100k). The roof was sealed in the last two years which should last another 20. We insulated the interior walls of the barn and were working towards insulating the ceiling - which makes it a great space for storing equipment, boat, workshop, etc. The three separate doors on the barn are a good feature too which give more access and allow to use all spaces within the barn. The other smaller shed had a concrete floor in it and could also be re-skinned to match the barn and be another great space for storage. Likely saw during the showing - but all the blueberry bushes are still producing large amounts of berries as mature bushes. The bluecrop in the far S section are excellent berries that are a fun feature to the property - buckets and buckets of blueberries this summer - so much that many were left on the bushes. We planned to remove a few lines of blueberry bushes just S of the barn to be the location spot for the house build. We were progressing with the build planning process with Bouwkamp builders in town and had them out to the property to walk with us before we had bought it to identify any concerns (which there were none).
