If any party (me OR you) need to break the lease before its end, that party is responsible for (1) paying a penalty to the other party, equivalent of one month of rental fee (2) informing the other party at least one month in advance. If you know you will be moving within a year, I can try to work out a month for month lease but it will probably cost more in rent.
