And the tenant is responsible for the garbage fee. 3, Tenant should maintain the yards. The tenant should maintain and water the grass and shrubs. 4. Tenant should notify the owner one month before the Tenant wants to end the rental relationship officially by email. The tenant should support the owner to find a new tenant in the last month if the tenant wants to end the contract earlier than the contract defined last day. Or pay $3398 as a penalty. The tenant should notify the owner no matter the tenant wants to continue renting it or not one month before the last day of the contract defined due date and sign a new contract accordingly if the tenant wants to continue to rent it. 5. Tenant should use the home and utilities properly and legally. Any loss for improper operation or violation should be responsible by the Tenant.
