    About 250 feet of the scenic Rum River flows through the property. Adjacent to public golf course. Geese, ducks, sand hill cranes, wild turkey, beaver, otter, bald eagles and deer have all passed through our yard at one time or another. Close to the town of Milaca (population of about 3000) which is the county seat of Mille Lacs county. The largest employer is the county government and the Independent School District 192. Mostly a farming community originally started as a logging camp around the turn of the century. About 25 miles to the north is Mille Lacs Lake, a very large fishing lake. Winter ice fishing and snow mobiling. About 30 minutes to the west is the city of St. Cloud. Mid sized college town of about 60,000 people. Operated as the Riverside Nursery for many years. We are retiring. Includes a 14 x 14 ft. greenhouse which has electricity, gas heat and year-round water. There are 3 other out buildings plus a small attached work shed. One is a large post frame structure, the others are two stall garages. Small friendly community of active gardeners. There are many well maintained flower and vegetable gardens. Strawberries, apple tree, cherry tree and blueberries are all thriving and productive. Spectacular views both summer and winter of the Rum River and 'Stones Throw' public golf course. Property has its own well and septic. Good drinking well produces 6 gallons per minute. The septic drain field is currently in ground. In our county, when a property is sold, a septic compliance test will need to be done. In most cases a new septic system must be installed. Typical cost is $10 to $15 thousand dollars. As it is now the septic system works perfectly. Real estate taxes are about $2500 per year. Split level home with office, laundry, extra room and garage at entry level. Family room, bathroom and utility room are downstairs. Kitchen, living room, dining room, bedrooms and 2 baths are upstairs. There is a patio door and small deck on the north river side of the home. Electric off peak hot water and central air. Average electric bill is about $90. Propane gas bill is about $900 per year. Reliable fast High speed DSL internet is $20. Very good cell phone tower signal (3-4 bars). Water and sewage are free. The house had a new roof 3 years ago. House is very well maintained and has a completely dry basement. There is drain tile around both the interior and exterior of the home. Large mature Maple trees keep the house cool and comfortable during hot summer days. 100 foot long drive way exits to well-maintained paved roadway. Neighbors are friendly. Closest neighbor is about 500 feet away. We have enjoyed living and working here for the last 45 years of our life. I know the next owner will appreciate this spot as much as my wife and I have.
