Tenant is responsible for scheduling sprinkler maintenance twice a year and heater/AC maintenance, services that I pay for. I also cover weed treatments on the rocked areas of the property. Military may split their deposit into the first 3 months. ACH or direct deposit for rent payment. Must pass background check. No smoking, no drugs. Credit report 650. Income 2x monthly rent. Tenant takes over utilities and is responsible for trash removal when lease starts. No smoking or illegal drug use on the premises. Tenant must maintain the yard.
