Tenant is responsible for all utilities and property upkeep, including: electricity, water, trash, and internet lawn mowing, edging, and watering replacing HVAC air filters every 60 days maintaining the home in a clean and sanitary condition Tenant must carry renter's insurance with a minimum $100,000 liability policy and provide proof prior to move-in and maintain coverage throughout the lease. The property must be returned in clean condition at move-out, with lawn maintained and all personal belongings removed. Damages beyond normal wear and tear will be the tenant's responsibility. Application screening includes credit, background, rental history, and income verification.
