Landlord does require a monthly income of $6,000.00 in order to be approved for rental of this property. Tenant must also provide Landlord documentation of approval for utility services. Tenants pays a 5% late fee if rent not paid until after the 5th of the month. Tenant pays for utilities, maintain the lawn and landscaping, control pests and shall keep the gutters clean. Tenant may not sublet or assign the Lease. Landlord does not accept Section 8.
