The home is located on the SE corner of Iowa St. & S. Emerson St. (3 short blocks West of Downing and 2 long blocks South of I-25 and the light rail. The neighborhood is awesome with great architecture and charm, with many nearby restaurants, shops, parks, library, etc. If this house was the on the North side of I-25 in Washington Park, it would rent for $4,000+ per month!! This is a detached single-family house (NOT a duplex)! - 2 blocks to the light rail line to downtown & DTC. - 3 blocks to Old S. Pearl St (Sushi Den, Stella's, Bird, and Que Bueno Suerte, and a huge weekly seasonal farmers market). - 6 blocks to Washington Park (Wash Park) - 1 mile off of the Platte River Trail bike path. - Great fenced yard and walking trails around the neighborhood and local parks. We would prefer no pets, but would consider one dog. With a pet, there will be a $300 refundable security deposit requirement and a $35 per month pet fee and we will want to meet the pet and require references specifically for the pet. The rent is $3,500 plus utilities. First off, we don't own this house to make money on the rent. In fact our expenses on it are more than we collect from rent. We have lived in and love this house and own it because we are watching the value go up. We want tenant(s) that will be easy-going, awesome tenants who take great care of our home. So, we are willing to rent something below market value to get a really good tenant. $3,500 is moderately below market value for this house. A few comparable homes are listed currently for $3,800-4,500 in the area. We use Zillow's application service to run a background and credit check once someone is serious and ready to rent our home. The Zillow rental application fee is a one-time payment of $35. This fee allows renters to apply to an unlimited number of participating rental listings on Zillow for 30 days.
