    RENTAL is PENDING: The rental procedure is almost complete/signed and we are no longer accepting tours or applications. This spacious 3 bedroom/ 2 bath house is on a large 1/4 acre yard at the end of a cul-de-sac just one block from Discovery Primary School and Surprise Lake Elementary School. The open concept kitchen is a nice find in this older style house along with the large living room. The house now has 100% new flooring (vinyl plank) throughout the house and the cabinets have been painted white to brighten up the living area. There's off street parking in the driveway for up to 3 cars and the house is on a quiet dead-end street. There is a large covered deck in the back yard for year round BBQ. The house is mostly ready for tenants. We have installed new floors, cabinets painted, walls repainted, deck expanded and repaired, new washing machine, new hot water heater, and much more. It should available to move in between March 15st and April 1st. Please contact the owner for a tour (during repairs is fine) of the house, yard, and area. Keep in mind that we are not completely finished repairing the deck or cleaning up the yard. We require first and last months rent with the security deposit ($6,200 total). Credit score above 700 please and there is a maximum occupancy of this house of 4 people, since it is a 3 bedroom house. Applications will be sent once you have toured the house and supplied that you pass the minimum screening requirements as shown below: A credit score of at least 700 is a plus with no evictions or bankruptcies. Monthly income of at least 3 times the rent ($2100 * 3 = $6300) with co-applicants being accepted. First and last month's rent plus deposit required prior to move-in date (total to move in $6,200). No pets. No smoking. Must be willing to provide references for employment and past landlords (contact information). Maximum occupancy is 4 people for this 3 bedroom house. Utilities to be paid by tenant which includes cable/internet, water, sewer, electricity, trash services (all services must be transferred and verified before move-in date). The primary heat source is wall heaters in each room with separate controls for each room. There is a large shipping container on property which is not included in rental and retained by the owner for storage. You must be capable of keeping the yard mowed and free of weeds/sticker bushes. Screening/Tenant Report will be done through TransUnion SmartMove website with a $40 application fee (paid by tenant) or through Zillow website with a $30 fee (paid by tenant). The tenant that ends up renting the unit will be credited back the application fee. We will accept a comprehensive reusable tenant screening report if made available to the landlord by a consumer reporting agency. Call or email to view the property.
