Bring two roommates and rent this whole house. You get 3 bedrooms, 3 full bathrooms, 2,000 sq ft, and central air. Each person gets a room and a bathroom. Rent: $2,100/month for the house ($700 per person split 3 ways) Furnished option: $2,250/month (twin bed and dresser in each room) Utilities: Tenants pay all utilities and set them up in their own names. Lease: 12 months. All roommates sign one lease. Each student needs a parent or guardian to co-sign.
Joint and several liability. Every roommate owes the full rent. If 1 stops paying, the other 2 owe it.
Parent guaranty. A separate signed page for each parent. It makes the parent pay if the student doesn't.
One payment. Roommates send 1 combined rent payment. You don't collect 3 separate checks.
Late fee and grace period. Set the day rent is late and a flat fee. Keep the fee reasonable.
Rent runs all 12 months. Summer break, graduation, or transferring schools doesn't end the lease.
Early exit fee. Set the price of leaving early, like 2 months' rent, so it's clear up front.
Utilities (your hands-off setup)
7. Utilities in tenant names before keys. No proof of service, no keys.
8. Utilities stay on the whole lease. If power or water gets shut off, pipes can freeze and mold can grow. Tenants pay for any damage that causes. You just dealt with a no-power problem at this house, so this term matters.
Who lives there
9. Named occupants only. Only the people on the lease live there.
10. Guest limit. For example, no guest stays more than 7 nights in a month. This stops a 4th and 5th person from moving in for free.
11. Roommate swaps need your approval. A replacement has to apply and pass screening, and you can charge a fee for it.
12. Parking limit. Set a number of cars, where they park, and no parking on the grass.
Keeping the house intact
13. Parties and noise. Set a max number of people and quiet hours. Tenants pay for any fines or police calls.
14. No smoking, including vaping and marijuana, inside or on the property.
15. Yard and trash. Tenants cut the grass and put the bins out. That's part of hands-off.
16. Minor upkeep. Tenants replace A/C filters, light bulbs, and smoke detector batteries, and fix clogs they cause.
17. Report repairs within 48 hours. Tenants pay for damage that gets worse because they didn't tell you.
18. Renters insurance required. Your policy doesn't cover their laptops, and theirs covers their own liability.
19. No alterations. No painting, no new locks, no mounting TVs without written permission.
20. Move-in checklist with photos. Everyone signs it. That's your evidence when you keep part of the deposit.
21. Furniture inventory if you go furnished. List each bed and dresser and its condition.
Legal protection
22. Your right to enter. Alabama requires 2 days' notice, except in emergencies.
23. Abandonment clause. Define when the unit counts as abandoned and what you can do with property left behind. This is the exact problem you have at this house right now.
24. Owner and manager name and address. Alabama requires you to disclose this.
25. Lead paint disclosure if the house was built before 1978. This is federal law.
26. Move-out rules. Require a cleaning standard, key return, and a forwarding address. Alabama gives you 60 days to return the deposit.
