Application Screening Options: Applicants are subject to a background and credit check. In accordance with state law, you have two options for screening:
o Option A (Portable Screening): The prospective tenant has the right to provide to the landlord a portable screening report dated within the last 30 days, as defined in Section 38-12-902(2.5), Colorado Revised Statutes; and if the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: charging the prospective tenant a rental application fee; or charging the prospective tenant a fee for the landlord to access or use the portal tenant screening report.
o Option B (Standard Screening): If an applicant prefers not to provide a portable screening report, the landlord will pull a standard background and credit check through a third-party screening platform. A non-refundable application screening fee of $47.00 per applicant will be required to cover the direct cost of the screening report and administrative processing time. An itemized breakdown or receipt of the actual third-party costs will be provided upon request.
