This traditional adobe home was built in 1846 and is a short walk to the center of Lamy, NM, which is a secluded, quaint, historic town with less than 200 residents (census 2020) favored by artists, musicians, and other creative types, only 18 miles from Santa Fe. The home has been lovingly maintained, protected, and restored over the years, and features 3-4 bedrooms (4th better as an office space) and two bathrooms, plus a mudroom, a lofted storage area, a living room, a solar-hearted indoor "patio" and an eat-in kitchen. About the property: The property is fenced in and comprised of five total parcels with access to the overgrown pasture behind the house accessible off Bob Cat Way. This home is perfect for animal lovers! Existing pet doors open to a fenced yard that includes an area for raised garden beds and chicken pens and private pet area. A half-acre pasture is located beyond the yard and features a barn that includes a small tack room. There are two chicken coops which could use some TLC from a handy, chicken-loving tenant. A workshop space equipped with electricity is perfect for crafters, woodworkers, gardeners or makers. (Some of the workshop space is shared storage with the homeowner). One side of the workshop is outfitted with wood plank floors and the other side is sandstone with two carriage style doors that open to a small open area close to the fenced parking area along the street. There is no indoor or covered parking available. While the home is more than 175 years old, it features modern amenities such as solar energy panels on the roof that provide electricity for the home and newer appliances, as well as a traditional wood-burning fireplace and a propane stove in one of the bedrooms. Appliances include a stove, dishwasher, refrigerator and a washer and dryer. Basic internet service is provided through a community co-op. Wifi calling is recommended. Verizon Wireless is the best provider and is the service the current tenants are utilizing for their remote work needs. VOIP is encouraged for phones. Utilities and maintenance: Tenants are responsible for water usage fees, PNM Electric charges, trash removal and fees (transfer station located in Eldorado), and propane gas refills (kitchen stove and heating stove). Water is provided by the local cooperative Lamy MDWA with the estimated monthly cost ranging from $45 to $75 for 1-2 adults and varies depend on the number of occupants and usage. Basic internet serviced and equipment is included provided by the local cooperative La Canada Wireless Association (LCWA). We recommend that tenants choose the upgrade from basic internet for a faster connection which is $60/month. The solar panels have historically provided all of the power needed for 2 adults (working at home) with the monthly cost averaging anywhere from $25-50/month depending usage. During the colder months, most tenants take advantage of the passive solar windows, wood-burning fireplace and electric wall heating units in the bedrooms and don't utilize the propane heaters. We are happy to provide potential tenants with an estimated monthly average for utilities based on the experience of previous tenants. Mail service: Mailboxes are near the historic train station, which is a very short walk from the house. USPS delivers packages to lockboxes there. UPS and FedEx both deliver to the house. You can send packages via UPS or FedEx at QuikSend in Eldorado, which is about 10-15 minutes away. Additional amenities: This home is perfect for animal lovers! If no animals are kept in the fenced pasture area in the back yard of the home and into the area beyond on the hill that space can go without maintenance unless the tenant chooses to do so at their own expense.
