Wood stud framing on concrete stem wall with straight sheathing on the high rafters and stucco and plaster walls. The full bath was added (along with an extended closet) in 1999. We completely replaced the electrical system adding a 200 amp panel, replaced the horizontal water piping, sewer lateral and clean out, and performed selective seismic strengthening. We also added gas appliances reducing the prior dependence on electricity.
