    Charming, recently restored historic home in East Nashville up for rent within walking distance to Shelby Park, shops/restaurants in the Fatherland District, Frothy Monkey East, Five Points bars/restaurants, and more! This street is so quiet and peaceful. We frequently sit on the front porch and only see 1 car go by an hour. The downtown Nashville skyline can be seen from the front porch and upstairs bedroom window! You also are just blocks away from the disc golf course at Shelby Park, the overlook at Naval Hill, and the greenway that lets you safely bike downtown and cross the river on the walking bridge! You couldn't ask for a better location in East Nashville! Perks of this home: TONS of 1930s historic charm - Refinished original hardwood floors, 2 original fireplaces (not working) with beautiful old mantels, tons of windows, and painted solid pine wood paneling upstairs. A great floor plan - The first floor has an open floor plan with a spacious formal dining room. The downstairs bedroom has a lovely ceiling fan and customized walk-in closet. The upstairs is spacious and can serve as a large bedroom with a bonus den or office area. There is a second walk-in closet and door at the base of the stairs making the upstairs private. The upstairs is also wired to accommodate a kitchenette if you wanted to add a mini-fridge and microwave. Outdoor living spaces - This house offers a front porch, a carport that has been converted into a second porch, and a backyard with a patio and fence. Bonuses - The house has two front doors (although it is not a duplex). The left door leads into the main living room and the right door leads into a smaller bonus room. This would make a great office for someone working from home who would benefit from a separate entrance to meet clients. It could also be converted into a 3rd bedroom (though it doesn't have a closet). If more than one family member/roommates is currently working form home, a second office could easily go upstairs. The home offers a laundry room and comes with both washer and dryer! The unfinished basement is also big enough to serve as a small workshop or extra storage. We also already installed a cat door with cat stairs up to it in the laundry room window for tenants with indoor/outdoor kitties! The story: Your friendly landlords, Mark and Audry, are from Nashville and love old houses. When we learned this home was about to be demolished, we jumped in to outbid the developers and poured their hearts into restoring this charming home. We want it to last for years, so we did a lot more than just the cosmetic stuff. This house got entirely new wiring, a new roof, relatively new HVAC system, and a new water heater. We also fully re-insulated the upstairs to help keep utility costs as low as possible and added a mini-split in the upstairs bedroom to allow for separate temperature control. Long story short, this isn't a typical rental that is full of bandaids and maintenance issues. We also are just a phone call away if you ever have an issue! We love and respect people from all backgrounds, whether you are LGBTQIA+, BIPOC, of a different religion, or from a different country, we would love to get to know you! A few notes: We are seeking a minimum of a year-long lease and will be asking for an extra month's rent up front as your security deposit. Cats are allowed, although you will be asked to pay a deposit (which is dependent on the size and number of animals). Tenants have the option of doing their own lawn care, or for a monthly fee the landlords can cover this.
