Welcome to our home! It is a 3 bedroom, 2 bath residence with a 2 car garage, detached workshop and large back yard. It was built in the 1974 and remodeled in 1993 when the kitchen was expanded to include a buffet counter with lots of storage, and the Family Room, Pantry and Seasonal Clothing Closet were added, bringing the total square footage of the living area to 2033 sq ft. For the previous owners, the original 1970s living room became a cozy conversation area for adults after the remodel while their kids and their friends were watching TV and playing games in the Family Room. We made few changes when we bought it in 2015. We renamed the Family Room to "The Great Room" because it truly is a great room! It is bright and airy with a tall ceiling, ceiling fans and windows galore. We turned it into a home gym, but sometimes temporarily moved everything out to host events with friends. We both needed offices, so we turned one of the bedrooms into an office and the Seasonal Clothing Closet into a micro-office. This worked out very well when we both had to work from home in 2019-2020. We also added a second driveway with long radius curbs and a backyard parking pad suitable for boat trailers or RVs. It is within easy cycling distance to Stephen F. Austin State University (now part of the University of Texas System) and to the high school. A grocery store, Post Office and Pharmacy are even closer. Also, there is easy access to the loop around the city. Some logistical details are worth mentioning: (1) Because the house and property are still owner-occupied, we are offering this as a "For Sale by Owner" at this time and we are not contacting a realtor until we can clear everything out. We have lots of boxes and temporary shelves in the garage and great room because we recently emptied out a storage unit. Plus, we have a lot of daily living stuff here. The picture angles were artfully arranged to not show all of it, but there really is a lot of stuff here. (2) Please do not spontaneously drop by and ring the doorbell. One of the owners is a day-sleeper and all showings and inspections must be coordinated several days in advance so that sleep schedules can be adjusted. (3) Also, the owners will not vacate the property during a showing or inspection, but will welcome you, give the tour and generally play host, not ghost. That, of course, makes things very awkward for everyone because the real estate industry is geared toward buyers and sellers not meeting before closing, but this is truly a great home and worth a little extra fuss if you want to grab it before we turn it over to a realtor.
