    What's special

Buyers Agents welcome. Rarely available city home with 2.5 car garage, driveway, central air, and other renovations. The seller last lived in this house around 2003, and the $1300/month, month-to-month tenants (since 2017) would like to stay until November. The seller wants to sell for family reasons and is looking for someone to takeover ownership of this home. Since the home is occupied showings and current pictures will take time to arrange. The last major renovation was completed in ~2008 including the kitchen, first floor bathroom, central air, new double-pane tilt-in windows, and blacktop for the driveway. The driveway and rear deck are now lined with flowering Myrtle Trees making the rear deck off the kitchen a pleasant escape. Due to the home being tenant occupied, an as-is sale is greatly preferred by the seller who is willing to pay for a home inspection. There are known items that should be repaired including some drywall repairs, a basement window that should be replaced, a crack in one of the panels of one double-pane window, and the garage roof which has leaked in the past. The seller has considered the concept of replacing the flat roof on the garage with a more desirable A-frame with windows and additional garage attic storage, but is now looking to sell instead. The exterior of the home is also due for paint which the seller is now delaying to allow the new owner to paint it in their color choice of colors. The seller is motivated and willing to work with a buyer. Private showings are possible via appointment only. An open house date is yet to be set, but will likely be after June 20. More features and description: 3 bedrooms, the middle of which is very small, better suited as an office or nursery, but large enough for a twin or full size bed. The front and rear bedrooms are comfortable bedroom sizes. All three bedrooms contain good sized closets for such and old city home. Due to the age and history of this home, the ceilings on the second floor are lower than today’s standards, including slopes and curves. 2 full bathrooms, a claw foot tub with shower upstairs, and a walk in shower with granite tile on the first floor. Renovated kitchen with stainless kitchen appliances and front loader under-the-counter washer and dryer is more convenient than basement laundry. The basement is a half basement which is dry, including a sump pump, and good for storage. Also in the basement is the high efficiency forced air heat and central air unit hanging from the ceiling to allow for additional storage space. The additional older oil-boiler is also in the basement along with the oil tank that can optionally be used to heat the radiators throughout the home. While this home currently needs the above mentioned repairs, it is a quiet escape with a private driveway and electric garage door openers and driveway parking enable occupants to enjoy the walk-ability of the city with the convenience of the suburbs. This home just needs the loving care of a new owner. Investors please email the seller directly.
